Inglewood
How Inglewood Got Its Teams Back
Inglewood calls itself the City of Champions. Over the last decade it’s earned the name again. The city incorporated in 1908. Its oldest building, the Centinela Adobe, dates to the 1830s, when the land was still a rancho. For much of the 20th century Inglewood was best known for Hollywood Park. That was the racetrack that opened in 1938. The community is also well known for the Forum, which opened in 1967. It was home to the Lakers through their Showtime years.
Today, the old racetrack grounds hold SoFi Stadium (opened in 2020) and the Intuit Dome. Intuit became the Clippers’ home in 2024. The YouTube Theater sits beside the stadium, and the Kia Forum still books some of the biggest concerts in the city. SoFi, known as Los Angeles Stadium for the tournament, hosted eight 2026 World Cup matches. The venue is part of the plan for the 2028 Summer Olympics.
The result for homeowners has been more attention from buyers who had not considered Inglewood before… along with heavier traffic on event days.
The Older Inglewood
The stadium district covers only part of the city. Most of Inglewood is far older. The Centinela Adobe, built in the 1830s when the area was a rancho, still stands near the 405. Morningside Park has wide, quiet streets of Spanish and Traditional homes from the 1920s through the 1940s. Fairview Heights (which has its own K Line station) and Century Heights are made up largely of bungalows and post-war houses. The newer townhomes and apartments are concentrated around Hollywood Park.
The city’s landmarks are spread through these neighborhoods. The giant donut on the roof of Randy’s Donuts has stood over Manchester Boulevard since the 1950s, and Ella Fitzgerald and Ray Charles are both buried at Inglewood Park Cemetery. Edward Vincent Jr. Park, which longtime residents still call Centinela Park, has ball fields, a pool, and picnic areas. The newer lake park at Hollywood Park has walking paths beside the stadium.
Getting Around, Including on Game Days
The Metro K Line opened in 2022 and gave Inglewood three nearby stations: Fairview Heights, Downtown Inglewood, and Westchester/Veterans. There are connections to the E Line and to the LAX/Metro Transit Center. Drivers have the 405 and the 105 close by, and LAX is only a few minutes west (take traffic into consideration if you’re going for a flight).
Event days are the exception to easy travel. Streets near the stadiums fill up before and after games and concerts. This means a lot of residents need to plan around the stadium schedule. To help, the City changed the first phase of its Inglewood Transit Connector in 2026 from an elevated people mover to bus service. This dedicates event lanes and mobility hubs to link the K Line to the venues. The route is being kept clear so that a people mover could be added later.
Selling in Inglewood
How close a home is to the stadiums affects its value in both directions, since some buyers will pay more to walk to a game and others want distance from the crowds. The same is true of the K Line stations and of the LAX flight path (louder on some streets than on others). Pricing an Inglewood home means looking at sales on blocks with the same mix of those conditions.
Inglewood is a part of the greater Los Angeles County area. However, it is its own city, separate from Los Angeles. Inglewood has its own rent stabilization ordinance adopted in 2019. Anyone selling or buying income property needs to keep in mind both rent limits and tenant protections. These affect valuation, financing, and what a buyer is willing to pay for an occupied building. Sellers with tenants in place should understand those rules before setting a price. Also, owners who would rather hold can talk with the Martin Feinberg Team Property Management Group about leasing.
Many Inglewood homes are being sold by heirs or owners who moved away. If that describes you, Should You Keep or Sell Inherited Property in California? and Should You Sell, Hold, or Hand It Off? cover the decisions ahead.
You can search for a listing or view rentals for current availability. Nearby communities include Westchester, Fox Hills, and Blair Hills, and the 6201 Residences planned for Fox Hills show how much building is underway in this part of Los Angeles County.
