Fox Hills Neighborhood Overview

Fox Hills is a vibrant, residential neighborhood in the southwestern corner of Culver City, Los Angeles. The neighborhood is defined by its roughly triangular boundaries, West Slauson Avenue to the north, Centinela Avenue to the south, the San Diego Freeway (I-405) to the southwest, and Canterbury Drive to the southeast. Fox Hills is best known for its many condos, convenient location, and community-oriented amenities.

Neighborhood & Local Feel

Originally annexed to Culver City in 1964, Fox Hills was once open land with riding stables and golf courses. The area transformed in the 1970s with the development of apartment complexes (later converted to condos) and the opening of the Fox Hills Mall (now Westfield Culver City). Westfield Culver City remains a major local landmark. Today, Fox Hills is entirely made up of condo complexes. There are about 15 to 20 in total with around 1,700 units, accounting for a quarter of all condos in Culver City. Residents describe Fox Hills as a friendly, safe, and tight-knit community, with a “coming home” feeling and neighbors who look out for each other. The area is popular with first-time buyers and young professionals. It offers a less hectic pace than other parts of West LA while still providing easy access to urban amenities.

Walkability & Mobility

Fox Hills is moderately walkable. Some errands, shopping, and dining options are accessible on foot. This is more true near the Westfield Culver City mall and along Green Valley Circle. The city is actively improving walkability and mobility through the Better Overland & Safer Fox Hills Project. It includes plans for new pedestrian-scale lighting, street trees, accessibility upgrades, enhanced bus stops, protected bike lanes, and improved crossings for people with disabilities. There is also the Fox Hills Specific Plan. The goal is to make Fox Hills a walkable, mixed-use neighborhood with better transit access, housing, and public spaces.

Schools

Fox Hills is served by the Culver City Unified School District (CCUSD), a change from its earlier assignment to LAUSD prior to the mid-1990s. Local students attend the highly regarded public schools. These include La Ballona Elementary, Culver City Middle School, and Culver City High School. The district is known for its strong academics, diverse programs, and engaged parent community.

Transit Options

Fox Hills offers excellent access to major transportation corridors. The neighborhood is bordered by the 405 freeway, providing quick connections to the rest of Los Angeles. Multiple Culver CityBus lines serve the area, and the Westfield Culver City mall acts as a transit hub for both local and regional buses. Planned improvements will further enhance bus stops and bike infrastructure, making transit and alternative commuting increasingly convenient.

  • Fox Hills Park: The neighborhood’s ten-acre park features a playground, basketball court, soccer field, tennis court, jogging trail, picnic areas, barbecues, and restroom facilities—making it a central gathering place for residents of all ages.

  • Westfield Culver City (Fox Hills Mall): A major shopping and dining destination, offering everything from national retailers to local eateries and entertainment options.

  • Fox Hills Park Gatherings: Fox Hills Park is the heart of the neighborhood, hosting seasonal events, informal sports leagues, and fitness classes. Residents often organize community picnics, outdoor movie nights, and holiday celebrations in the park’s shaded picnic areas and open green spaces. These gatherings foster a strong sense of community and provide opportunities for neighbors to connect.

  • Outdoor Recreation: The park features walking and jogging trails, tennis and basketball courts, a playground, and open fields for soccer or frisbee. Locals appreciate the park’s well-maintained facilities and the safe, welcoming atmosphere for both kids and adults.

  • Diverse Dining & Shopping: The area is home to a wide range of restaurants, cafes, and shops, both within the mall and in the surrounding area.

  • Convenient Location: Fox Hills is minutes from LAX, the beach, and neighboring communities like Ladera Heights, Playa Vista, and Westchester, making it ideal for commuters and those seeking easy access to both work and leisure.

  • The Hobbit’s House: Just a short drive from Fox Hills, this whimsical, storybook-style home is a local curiosity and a favorite photo spot for architecture enthusiasts.

  • Playa Vista Farmers’ Market: While technically outside Fox Hills, this nearby market is a weekend favorite for fresh produce, artisanal foods, and a lively, community vibe.

  • Maze Rooms Escape Games: For something different, locals recommend the Maze Rooms for challenging and fun escape room experiences, perfect for friends or family outings.
