Culver Crest

Up the Hill

Turn east off Overland Avenue a little south of Jefferson Boulevard and the road starts to climb. Within a few blocks the traffic noise fades and you are in Culver Crest, a hillside neighborhood on the south side of Culver City. The City pairs it with Blanco Park, the flatter neighborhood across Overland, under the name Blanco-Culver Crest.

One of the earliest houses on the hill belonged to Leo V. Youngworth, a Los Angeles attorney and early developer of the area who also served as Imperial Potentate of the Shriners. When landscape architect Ralph Cornell photographed the estate in 1932, the area was still labeled Baldwin Hills, and one of his pictures shows a flock of turkeys crossing the tiled entry court. Youngworth Road carries his name, and the house still stands on the grounds of Marycrest Manor.

Most of the neighborhood filled in after the war, which is why so many houses here have the low rooflines and wide picture windows of the 1950s, usually pointed at the view. Plenty have been enlarged or replaced since then, and it is common to find an original ranch house next door to a newer two-story.

Living on the Hill

Upper Culver Crest is quiet in a way that’s rare this close to the 405. The upper streets are short and curving with few of them leading anywhere else. So, there is very little through traffic. Many homes on the higher blocks look out across the Westside, and the view is usually the first thing a buyer asks about.

Down the hill, daily errands are easy. Redfin gives the broader Blanco-Culver Crest area a Walk Score of 73 (very walkable as of October 2026). Shopping sits along Jefferson and Overland, including Raintree Plaza, at the base of the neighborhood. Westfield Culver City and Downtown Culver City are a short drive away.

For longer trips, the 405, the 90, and the 10 are all close by. That keeps LAX, Santa Monica, and the South Bay within a reasonable drive. Culver CityBus runs along both Jefferson and Overland, and the Metro E Line’s Culver City Station is a short drive or bike ride north.

Culver Crest Schools

Culver Crest is part of Culver City Unified School District. El Rincon Elementary sits on Overland Avenue at the foot of the hill, and students continue on to Culver City Middle School and Culver City High School. Niche gave the district an overall A grade in its 2026 rankings.

Parks Near Culver Crest

Culver City Park is a few minutes east along Jefferson and has ball fields, a dog park, a skate park, and hiking trails. Just beyond it, the Baldwin Hills Scenic Overlook is close enough that residents can climb the stairs before work. Cyclists can pick up the Ballona Creek Bike Path where it crosses Overland beside Carlson Park and ride it west to Marina del Rey.

Selling a Home in Culver Crest

Single-family homes in Culver Crest don’t come up often, and when they do, the price spread between two houses on the same street can be wide. Two homes on the same street can sell for very different amounts because one has a view and a level yard while the other backs into the slope. Or, if one has been rebuilt, and the other is close to original. We price each house on its own features and on the handful of hillside sales that truly compare to it.

Hillside lots also raise questions that flat lots do not, including the condition of retaining walls, drainage, and what the City will allow an owner to add. Culver City had previously given the Crest special consideration in its ADU rules because of potential landslides. That has since been eliminated.
