Nestled in the heart of Culver City, the Studio Estates neighborhood stands as a testament to Hollywood’s golden era and the city’s dynamic evolution. Appreciating the rich history of MGM’s Lot 2 gives a special appreciation to a bygone era. Eventually, Lot 2 transformed into the residential enclave known today as the Studio Estates.​

MGM Lot 2: A Cinematic Legacy

Spanning 37 acres, MGM’s Lot 2 was situated across Overland Avenue from the main studio lot, bordered by Washington and Culver Boulevards. This backlot was a filmmaker’s dream, boasting a diverse array of sets: bustling New York streets, quaint small-town squares, and a New England town backdrop famously featured in “The Twilight Zone.” ​ However, the 1960s brought challenges. On March 12, 1967, a devastating fire ravaged portions of Lot 2, destroying several iconic sets. In the ensuing years, the backlot suffered from neglect, with deteriorating sets and abandoned vehicles becoming commonplace. Security lapses led to increased vandalism, further diminishing the lot’s former glory.

What Were the Last Productions on Lot 2?

Before its demolition in 1974, Lot 2 served as the backdrop for a few final productions. Notably, the 1972 film “They Only Kill Their Masters,” starring James Garner and Katharine Ross, utilized the backlot’s settings. Following this, the 1974 television movie “The Phantom of Hollywood” was filmed amidst the ongoing demolition, capturing the eerie ambiance of a fading Hollywood landmark. ​

Birth of the Studio Estates Neighborhood

In the late 1970s, the transformation of Lot 2 began. Developed by Goldrich & Kest, the area was reimagined into the Studio Estates residential neighborhood. Constructed in approximately five phases, the development featured six distinct floor plans, catering to a variety of homeowners. The neighborhood is delineated by landscaped walls and is bordered by Elenda Street, Culver Boulevard, and Overland Avenue. Adjacent to Studio Estates are notable landmarks such as the Culver City Senior Center and Veterans Memorial Park, which offers amenities like tennis courts, a basketball court, a teen center, an outdoor pool, and a children’s playground.​

Today, Studio Estates stands as a serene residential enclave, echoing the cinematic history of its origins. While the bustling film sets have given way to homes and community spaces, the spirit of creativity and transformation remains embedded in the neighborhood’s foundation.
