Agents will often interject their opinions when showing property which is not only a slippery slope, it’s not our job to make personal evaluations. Early in my career I would take buyers out on Sundays to show them open houses and make comments about the properties based on my opinion. I’d often walk into a property with them and roll my eyes, suggesting we get out of there as soon as possible since this one is terrible. One Sunday they went out themselves and called me from an open house, all excited, saying “we found the one!”
I hurried over there, and when I walked in to meet them I realized that if I had been with them I would have slammed the property immediately. It was everything they “didn’t” want according to what they told me in our initial consultation. Obviously, I kept my mouth and face shut, and they ultimately bought the house and loved it for many years. The lesson there was “keep my opinions to myself”. And, another part of that lesson was “be discerning about buyer’s “must haves” and “no way we want that” conversations”. Buyers often make decisions on the feeling that they get when they walk into a property… not necessarily the components therein.
For that scene, Modern Family absolutely nailed it. Where Modern Family diverges from reality is in Phil’s abundant downtime and comedic mishaps.
