About the Studio Estates Neighborhood
The Studio Estates neighborhood of Culver City was formerly part of MGM Studios and was developed into a housing tract by Goldrich Kest in the late 1970’s into the early 1980’s. There were about 5 phases in which approximately 6 floor plans were built and sold.
The neighborhood is surrounded by landscaped walls and is bordered by Elenda Street, Culver Boulevard and Overland Ave. Immediately to the east of Studio Estates is the Culver City Senior Center, and right across the street is Veteran’s Memorial Park with tennis courts, a basketball court, teen center, outdoor plunge (pool) and children’s playground. There are also paddle tennis courts nearby, very popular attraction in recent years.
There’s two floor plans that are single story and four floor plans with two stories. Studio Estates streets are named after the MGM icons: Hepburn, Garland, Astaire, Coogan and others. Mostly cul de sacs, the streets are quiet and low traffic with only two access points for the neighborhood. One is from Elenda and the other from Washington Bl.

Studio Estates is also known as the Washington Culver neighborhood. According to Homes.com, the area is a walker’s paradise with a 93/100 walkability score. If you’re a bike enthusiast, you’ll be happy to know that the neighborhood is also very bikeable (71/100). On Trulia.com locals can find nearby chain and non-chain restaurants. A resident described the area, “The proximity to so many things is what makes this such a great area in Los Angeles. Great schools, restaurants, several grocery options, amazing jobs and companies, and community events all year long.” There is a new bike path that runs all along Culver Blvd which takes you straight down to Toes Beach.
What Schools are near Studio Estates?
There are two local elementary schools available depending on where you are zoned. La Ballona to the southwest and Linwood E. Howe to the northeast. Regardless of the elementary school, students will be zoned for Culver City Middle School and High School. These are both only a few blocks away. Culver schools are highly rated and sought after which is why many families are looking to settle down here.
What are the Studio Estates transit options?
With a 56, Studio Estates is considered to have good transit. The neighborhood is close to LAX and offers a variety of bus routes. If you live closer to the Museum of Jurassic Technology, then making it to the train station will be fairly walkable. However, if you find yourself closer to the Sony Pictures Studio Tour, then it may be too much of a hike to walk there. Ride sharing and bike rentals are two other options to get you to your destination.
